According to CBS figures (2024), Amsterdam has 931,298 residents, 515,181 households and 480,852 homes. Of these, 87 percent are apartments and only 13 percent are houses with their own front door. Also, 70 percent is rented and 30 percent owner-occupied. The average WOZ value (the municipal property valuation) is €498,000 and the density is 4,950 residents per km2, the highest level of urbanity (extremely urban).

For latex spraying that mix works differently from a village. An apartment often has less wall area but more ceiling in proportion to the floor. That is an advantage: one ceiling in a room is sprayed in an hour or two, where rolling takes an afternoon. The rooms are also close together, so the spray mist has to be shielded properly.

Furthermore, 89 percent of homes are older than ten years and only 11 percent newer. That usually means several old layers of paint, hairline cracks where the ceiling meets the wall and stains from old pipes. We check the surface before we start and repair small defects. Bigger damage, such as a damp patch, is not hidden with paint: a tradesperson has to solve it first.

Because so many people rent, spray work is often scheduled between two tenants: the home is handed over before the next resident arrives. Agreements with the landlord are yours to make beforehand, so that we know which colour is allowed.

A worked example makes it concrete. If a 70 m2 apartment has around 160 m2 of walls and ceilings, the Basic package from €7.95 per m2 comes to roughly €1,272. That is a calculation with from-prices, not a quote. With a different layout or higher ceilings the amount changes, and you will see that in your personal quote.

Spray work in stairwells, hallways and lived-in apartments

In a lived-in apartment we first mask everything that will not be painted: windows, frames, sockets, the floor and any furniture you cannot move. Then we spray with a Graco airless sprayer. The materials we use come from brands such as Sigma Coatings, Caparol and Sikkens.

In a block of flats a shared stairwell needs extra preparation. You often need permission from the VvE (the owners' association of the building) or the landlord, and residents must know on which days we work. We agree where the materials are kept, how we protect the lift and when the stairwell is out of use for a few hours. That way your neighbours do not walk through fresh paint.

High ceilings in older buildings: only if the height can be reached safely, which we assess on site.

After spraying we let the room air out. Open the windows as soon as we are done and avoid refurnishing against fresh walls right away. That keeps the result even and gives the paint time to dry properly.

Do I need VvE permission for latex spraying in Amsterdam?

You only need permission for work on shared parts, such as the stairwell. Inside your own apartment you decide yourself. If you rent, ask your landlord what is allowed. We give you a clear description of the work that you can share.

How long does latex spraying in Amsterdam take for an average apartment?

In our experience latex spraying is up to 5 times faster than traditional rolling, because the airless machine atomises the paint under high pressure. The gain is biggest in an empty home or new build, where there is little to mask.

Do I need to empty my home in Amsterdam?

Not completely. Remove loose items and small furniture; what stays is moved to the middle of the room and covered. We mask floors, windows and frames before spraying.

Which scrub class should I choose?

For a bedroom class 3 (Basic) is often enough. In a hallway, staircase, kitchen or children's room choose class 2 or 1, because you clean those walls more often. Class 1 is the most washable under NEN-EN 13300.

Is VAT included?

The VAT amount is shown in the quote. For homes older than 2 years the reduced 9% VAT rate on painting applies, according to the Dutch Tax Administration.

When and how do I pay?
