Homes in Burgwallen-Oude Zijde: rental, density and what it asks of spraying work
The CBS (Statistics Netherlands, 2024) gives for Burgwallen-Oude Zijde 4,740 residents, 3,380 households and 3,013 homes. Notably, more households were counted than homes. For our work the main point is that many people live on few square metres, which makes every wall and every ceiling important.
The housing stock is 95 per cent apartments, against 87 per cent in spray painting in Amsterdam as a whole. Of the homes, 81 per cent are rented and 19 per cent owner-occupied, while Amsterdam comes to 70 per cent rented. The average WOZ value (the municipal property valuation) is €538,000, €40,000 above the €498,000 of the whole municipality. At 13,573 residents per km2 the density is almost three times the average (4,950).
According to the CBS, 100 per cent of the homes are older than ten years. That translates into walls with many coats of paint, frames with worn sealant joints and ceilings where all sorts of repairs have been made over the years. The CBS neighbourhood division names Kop Zeedijk, Oude Kerk e.o. and Nes e.o., among others.
Because the homes are often not large, small details take up a lot of space. A neat sealant line or a tidy ceiling edge is immediately visible here. That is exactly where sanding by hand and filling inside corners pay off.
If you come from a home with many corners and projections, you notice that paintwork looks dated faster. That is why we take the time to fill every inside corner before the latex goes on; a sharp corner is the first thing you see if it is not neat.

Pros and cons of spraying in a small home in Burgwallen-Oude Zijde
What are the disadvantages of latex spraying? Honestly: masking takes time, you have to empty the room, and a machine produces mist that you only control with good covering. On the other hand the coat is more even than with a roller and the work goes much faster. You can find a full comparison at pros and cons of latex spraying.
In a small apartment it is all about preparation. We mask frames, windows, sockets and the floor, and we cover furniture that cannot go. Anything you can move yourself saves time. The emptier the room, the faster and cleaner the work.
In our experience one coat on a room of 12 to 20 m2 takes only 30 to 60 minutes of spraying. Most jobs in Burgwallen-Oude Zijde are therefore more a matter of preparation than of paintwork. That is why we take our time over it at the visit.
If the building is shared with other residents, let us know. We agree times, keep corridors and stairs clean and clear everything up before we leave.
Do you need an alternative for a single wall? Then a painter with a roller can be an option. For a whole home, spraying usually wins.
Want to know whether spraying is better than rolling? In a small room a roller often leaves slight streaks and texture differences, especially on a ceiling. A sprayed coat is more even, as long as the surface is well prepared.

Afterwards we walk through the work together and you pay only then: via an iDEAL payment link, by debit card at the van or on invoice.

Lacquer spraying of doors and frames in Burgwallen-Oude Zijde
Besides wall finishing we spray interior doors, frames and stairs. An interior door can be from €110, a closed staircase from €650 and an open staircase from €700. Lacquer work is always bespoke. We first give an indicative price and make the quote after the visit.
On the page lacquer spraying you can read how long water-based lacquer needs to dry and how we prepare the doors. That prevents disappointment afterwards.
In small homes many residents choose to do the doors first and the walls afterwards, so no lacquer splashes land on fresh latex. We discuss that order with you.
Frames with many layers of old paint can only be lacquered neatly if they are sanded smooth first. That is why we include it as standard in the preparation of lacquer work.
Frequently asked questions about latex spraying in Burgwallen-Oude Zijde
Can you also spray in a home with little space in Burgwallen-Oude Zijde?
Yes. In a small home we mask extra carefully and work room by room. It helps if you move furniture to one corner or room yourself. At the free on-site visit we agree what you can do and what we take over.
What is the drawback of latex spraying in Burgwallen-Oude Zijde?
The main drawback is preparation: spraying takes a lot of masking and an empty room. On the other hand the result is even and the work is done quickly. In a small home that advantage often outweighs the extra preparation.
How many days does spraying a home in Burgwallen-Oude Zijde take?
That depends on the number of m2 and the state of the walls. In our experience one coat on a room of 12 to 20 m2 takes half an hour to an hour. For a small apartment we plan days for preparation and two coats.
Can I choose a colour other than white in Burgwallen-Oude Zijde?
Yes. Our from-prices apply to light colours and 1 colour per quote. If you choose a dark colour or several colours, extra work may be needed. We include that in your quote beforehand.
What does latex spraying cost in Burgwallen-Oude Zijde?
Spraying walls and ceilings starts from €7.95 (Basic, scrub class 3), €9.95 (Medium, scrub class 2) or €11.95 (High, scrub class 1) per m2, based on light colours and one colour. The exact price for Burgwallen-Oude Zijde is in the quote after a free visit.
How long does it take to spray a room in Burgwallen-Oude Zijde?
In our experience one coat on a room of 12 to 20 m2 takes 30 to 60 minutes of spraying. Masking takes most of the time. A family home of about 120 m2 is often finished in 1 to 2 days, including preparation.
Is spraying faster than rolling?
In our experience latex spraying is up to 5 times faster than traditional rolling, because the airless machine atomises the paint under high pressure. The gain is biggest in an empty home or new build, where there is little to mask.
Do I need to empty my home in Burgwallen-Oude Zijde?
Not completely. Remove loose items and small furniture; what stays is moved to the middle of the room and covered. We mask floors, windows and frames before spraying.
Which scrub class should I choose?
For a bedroom class 3 (Basic) is often enough. In a hallway, staircase, kitchen or children's room choose class 2 or 1, because you clean those walls more often. Class 1 is the most washable under NEN-EN 13300.
Is VAT included?
The VAT amount is shown in the quote. For homes older than 2 years the reduced 9% VAT rate on painting applies, according to the Dutch Tax Administration.
