Of all homes, 99 per cent are multi-family and 1 per cent single-family. In the municipality it is 87 per cent multi-family. Rented homes make up 73 per cent and owner-occupied 26 per cent, where Amsterdam as a whole has 70 per cent rented and 30 per cent owner-occupied. The average WOZ value (the municipal property valuation) is €516,000, slightly above the €498,000 for the whole city.
Of the homes, 96 per cent are older than 10 years and 4 per cent newer. That is comparable to the other inner-city neighbourhoods, and slightly older than the 89 per cent for Amsterdam.
For spray work this means few surprises in type of home, but a lot of variation in the condition of the walls. In an older home we ask for a little more preparation than in a new build, and we take that into account at the on-site visit.
A small calculation helps to estimate the size of a home. With 3,865 residents across 2,520 households, there are on average a little over one and a half people per household. That fits compact apartments, where the cost of a spray job stays easy to oversee. To keep control of the budget, choose the package that suits each room rather than one package for everything.

Neighbours, stairwells and short lines: working in a compact area
A small neighbourhood has one advantage: if you live in a shared entrance, you know the neighbours. That is handy when several homes in the same building want to be sprayed. We can then spend a day or two on one entrance and move our equipment faster. You benefit from calmer planning and shorter lines of communication.
The same step-by-step plan applies to every apartment:

- Hand sanding, repairs and filling of inside corners.
- Masking and spraying two coats.
- Clearing up, handover and only then payment.
In our practice a room of 12 to 20 m2 takes 30 to 60 minutes per coat. Masking takes the most time. For a whole home that is in our experience often a day's work, depending on the number of rooms and whether the home is empty.

A drawback of a compact neighbourhood is that parking and unloading can take effort. That is general advice for inner-city areas: discuss in advance where the van can stand and how the materials get upstairs. We bring them in one or two rounds and leave nothing behind in shared spaces.

Which scrub class should I choose?
For a bedroom class 3 (Basic) is often enough. In a hallway, staircase, kitchen or children's room choose class 2 or 1, because you clean those walls more often. Class 1 is the most washable under NEN-EN 13300.
Is VAT included?
The VAT amount is shown in the quote. For homes older than 2 years the reduced 9% VAT rate on painting applies, according to the Dutch Tax Administration.
