New-build homes in the Houthavens: 86 per cent from the past ten years
According to CBS (2024), 86 per cent of the homes in the Houthavens were built in the past ten years; only 14 per cent are older. For latex spraying Amsterdam as a whole it is 11 per cent new and 89 per cent older. So the Houthavens differs sharply from the rest of the city.
5,270 people live here, in 2,780 households and 2,574 homes, roughly two residents per home. Of the homes, 95 per cent are multi-family and 5 per cent single-family. The owner-occupied share is 50 per cent and the rented share 50 per cent, where Amsterdam has 30 and 70 per cent. The average WOZ value (the municipal property valuation) is €823,000, more than €325,000 above the municipal average of €498,000. Density is 13,082 residents per km2. According to the CBS neighbourhood classification, the area consists of Houthavens-West and Houthavens-Oost.
A lot of new build means many flat walls and ceilings without old coats of paint. Spraying works best there: the substrate is clean, tight and even, so the end result is often excellent.
Even so, every apartment is different. A builder hands over walls in different degrees of finish; at the visit we look at what still has to be done, such as skim coating, filling or an extra primer coat.
Half the homes in the Houthavens are owner-occupied and the other half rented. Buyers choose for themselves how their walls look, and that calls for clear colour agreements beforehand.

Ready for paint: latex spraying in an empty new-build home
An empty new-build home is the ideal situation for a latex sprayer. No furniture needs covering, floors are often already protected and the walls are flat. In our experience spraying is up to 5 times faster than rolling, and a family house of about 120 m2 is often finished in 1 to 2 days, including preparation. In our experience an apartment is often done even sooner.
How do we go about it? We check the surface, mask windows, frames and floors, sand by hand, fill all inside corners and spray two coats. Then we clear up and walk through the work together. You can read more about this approach at new build home spraying.
Mind the order with other trades. Spray only when plastering, electrics and other dirty or wet work is finished, and lay the floor after spraying if you can, or protect it well. Feel free to talk it over with us, and we will fit the schedule together.
A new home with a handover report? Bring it to the visit. Then we can see which points still need attention and include small repairs in the quote.
On colour wishes: our from-prices assume light colours and one colour per quote. An accent wall in a dark colour or a second colour we discuss beforehand, so the quote is right.

Frequently asked questions about latex spraying in Houthavens
Does new build in the Houthavens need skim coating before spraying?
That depends on the handover. The walls are often reasonably flat, but small unevenness and joints sometimes call for filler or sealant. We look at it during the visit and include it in the quote if needed.
When should I have spraying done in the Houthavens relative to the floor?

Do I need to empty my home in Houthavens?
Not completely. Remove loose items and small furniture; what stays is moved to the middle of the room and covered. We mask floors, windows and frames before spraying.
Which scrub class should I choose?
For a bedroom class 3 (Basic) is often enough. In a hallway, staircase, kitchen or children's room choose class 2 or 1, because you clean those walls more often. Class 1 is the most washable under NEN-EN 13300.
Is VAT included?
The VAT amount is shown in the quote. For homes older than 2 years the reduced 9% VAT rate on painting applies, according to the Dutch Tax Administration.
