Spraying latex in older and recently completed apartments: two approaches
In a recently completed apartment, the walls are often already flat and tight. Light sanding and filling are then usually enough before we spray. An empty or new home is also the quickest: in our experience a family house of 120 m2 is often finished in 1 to 2 days, including preparation, and an apartment is usually faster. In older buildings the emphasis is on preparation: old paint that comes loose, cracks in corners, filler work at frames. We sand by hand, repair small damage and fill all inside corners. Only then do we start spraying, in two coats.
For both types, masking takes the most time. Windows, frames, floors and built-in cupboards are protected. During the work the rest of your home stays as clean as possible.
If you are choosing between types of latex, look at scrub class of latex. A new home with lots of daylight, a hallway with heavy traffic and a child's room do not all need the same thing.
We give honest advice. If Basic is enough for your situation, we say so.
In a home that has been sprayed before, we check whether the old sprayed coat still adheres well. If not, we remove the loose parts and only then continue. That prevents new paint from coming away with old paint that is lifting.
If there are damp patches, it is wise to have the cause fixed first. Paint hides a damp patch for a while, but does not solve the underlying problem.
