The CBS figures (2024) give the Venserpolder 4,554 homes, 8,490 residents and 5,000 households. The average household is therefore small, under two people. Density is 10,354 residents per km2, well over double the 4,950 for Amsterdam as a whole. Urbanity is 1, very strongly urban.
The type of home leaves little room for doubt: 97 per cent is multi-family and only 3 per cent single-family. Across the municipality it is 87 per cent multi-family. Some 73 per cent of the homes are rented and 27 per cent owner-occupied, against 70 per cent rented and 30 per cent owner-occupied in Amsterdam. Nearly all homes (99 per cent) are more than 10 years old, and 1 per cent is newer.
The average WOZ value (the municipal property valuation) is €280,000. That is far below the municipal average of €498,000 and points to smaller homes. Smaller homes mean fewer m2 and so a lower total price, although masking weighs relatively more.

So what exactly is latex spraying? It means applying latex paint with an airless machine that atomises the paint under high pressure, giving an even coat without streaks. For a flat that is handy, because the job is done quickly and your rooms are usable again soon.

Spray work in flats: lifts, galleries and agreements with the VvE or landlord
A flat is a different workplace from a terraced house. We have to carry materials upstairs, get the machine through a narrow corridor and take neighbours into account. That is why we ask beforehand about the floor, the lift and access. A good arrangement stops us losing time unnecessarily.
Check whether your VvE (the owners' association of the building) or the property manager has rules for building work. We work seven days a week between 07:30 and 19:00, but gladly adapt to permitted hours. Want the balcony or gallery side sprayed? Then we close windows and doors carefully.
In a flat we also mask the entrance and protect the hall floor. With airless spraying the paint mist stays in the room, so your neighbours notice very little. Small spaces, such as a toilet or bathroom, we usually do in one short pass.

A tip for residents with little storage space: put furniture in the middle of the room, in one place, and let us cover it. That lets us work the edges and corners crisply and you do not have to carry anything into the corridor. Do take fragile items and electronics out of the room.
After spraying we let the room air. Open the windows where you can and remove any draught strips you taped up. Rented homes in the Venserpolder: spraying between tenants or during renovation
With 73 per cent rented, the Venserpolder is very much a neighbourhood for landlords, housing associations and managers. When a tenant leaves you want the home lettable again quickly. That is exactly where spraying excels: in an empty home everything is finished in one round.
We like to work with fixed agreements: one colour, one latex quality and one price per m2 across several homes. That way you know in advance what it will cost. For an empty home the preparation is simple, and in our experience a standard room of 12 to 20 m2 takes 30 to 60 minutes per coat.
For residents who rent: always ask your landlord for permission for spray work and the colour choice. A simple email is usually enough. Also ask whether you must return the home in the same colour afterwards.
Want to choose the quality? Basic (from €7.95) is scrub class 3, Medium (from €9.95) scrub class 2 and High (from €11.95) scrub class 1. Scrub class refers to how washable the paint is under the NEN-EN 13300 standard, where class 1 is the most washable. In corridors and stairwells a higher class is sensible, because those places get a lot of contact.
An example of practical planning for a landlord: day 1 preparing, sanding, filling and masking; day 2 spraying and handover. For a small home it can also be done within a day, but only if the surface is already in good condition. Discuss this beforehand, so the new tenant knows when they can move in.
