Pros and cons of latex spraying in an apartment

In an apartment the advantages of spraying come mainly through in speed and finish. The machine lays down an even coat in a short time, without roller marks or overlaps. In our experience a room of 12 to 20 m2 is sprayed in 30 to 60 minutes per coat. A complete apartment is therefore often finished within a day.

The drawbacks, to be honest, are also clear. Masking takes the most time, and on a small area that weighs relatively heavily. You need a closed room to keep the mist in, and you must remove your belongings or have them covered. You also cannot stay in the room while it is being sprayed.

For an apartment the advice is usually simple: choose spraying if you do ceilings and walls together, or if your empty home has to be handed over quickly. For one small wall a roller is often enough.

Has an earlier coat of latex yellowed or started to flake? Then we look at whether sanding is enough or whether the surface must be repaired first. That decides the price more than the number of m2 alone, and we say so beforehand, so you are not surprised by extra costs afterwards.

Wall spraying in a building with neighbours: lift, corridor and hours

In a densely built neighbourhood, communication and planning are half the job. We ask beforehand about the floor, the lift, the place for the van and the working hours your building allows. That prevents the first working day starting with a search for parking or a closed lift.

Inside the home we mask the floor, frames, sockets and skirting boards. The door to the corridor gets extra covering, so the mist does not end up in the stairwell. Airless spraying gives a fine mist that stays in the room as long as the doors are closed. Air your home well afterwards.

Do you rent your home? Ask your landlord for permission and which colour you may use. In an empty home, for instance between two tenants, spraying can go fastest.

A practical example of a day in an apartment: in the morning we mask and sand, at the start of the afternoon we spray the first coat and after the necessary drying time the second. Depending on the home and conditions this shifts, so do not plan fixed hours for yourself. We agree a realistic schedule at the visit.

What you do beforehand is limited: take things off the walls, empty cupboards we have to work against and make sure the power is on. For the rest we take over, including clearing up and removing masking material.
