The WOZ value (the municipal property valuation) averages €352,000, which is below the Amsterdam average of €498,000.
The share of newer homes is 47 per cent, and 53 per cent are more than 10 years old. In the municipality 11 per cent are new. You see that difference in practice: in the same neighbourhood we spray both crisp, recent walls and walls that have been painted several times already.
For anyone living in an apartment this means that advice on the approach differs per home, even when the floor plans look alike. That is why we always look on site first.
A calculation with the CBS figures helps to estimate home size. With 13,250 residents across 8,700 households, there are on average a little over one and a half people per household. How a latex sprayer handles a recently delivered apartment
In newer apartments the focus is on snagging points. Small damage from moving in, marks at the inside corners and stains from the first occupancy: we deal with those. We sand by hand, fill the inside corners and mask windows, frames and floors. Two coats of latex follow. At the end we walk through the work together, so any spots are put right immediately.
Because the surface is often already smooth, a lighter sanding is enough. That makes the total time shorter. In our experience spraying is up to 5 times faster than rolling. A room of 12 to 20 m2 gets one coat in 30 to 60 minutes. Most of the time goes on masking, especially in an occupied home.
If you want snagging points fixed and a new colour at the same time, see painting walls white. Having the ceilings whitened can also be an option if they have yellowed after years of use. For a home that has only just been delivered, there is also latex spraying in a new build.

Frequently asked questions about latex spraying in Westlandgracht
