Owner-occupied homes with a high WOZ value: what do you choose in Kadoelen?
According to the CBS figures (2024), 3,595 people live in Kadoelen, in 1,430 households and 1,345 homes. It is a quiet neighbourhood with 2,668 residents per km2 and urbanity 2 (highly urban). A complete house in a short time: how do you approach it?
Family houses usually have a hall, stairs, a landing and several bedrooms. That is a lot of different work, but it can be combined well. In our experience a family house of about 120 m2 is often sprayed and finished in 1 to 2 days, preparation included. Do you want the work to fit into your diary? Then we plan the days with you.
The order is usually: ceilings first, then walls. That prevents mist from landing on walls that are already painted. For lived-in homes we work per floor, so you always have a quiet place to sit. If you choose ceilings as the first job, read spray painting ceilings for the approach.
Masking windows, frames, floors and possibly fixed furniture takes the most time. The spray machine itself is up to 5 times faster than rolling, in our experience. A room of 12 to 20 m2 is sprayed in 30 to 60 minutes per coat. With two coats and preparation, that is a matter of a few hours per room.
For higher walls, such as in a hall or stairwell, we work from a sturdy scaffold or ladder with the spray lance. You notice little of that, except that the wall afterwards has the same colour and sheen everywhere. If you are unsure about the colour, ask for a test patch. Daylight and lamp light can make a colour look different.
