Latex spraying Overtoomse Veld is almost always work in an apartment: according to Statistics Netherlands (CBS, 2024), 97 per cent of the homes are apartments or other multi-family dwellings. At the same time, more than a third of the homes were built in the past 10 years. We are the latex sprayer who knows both situations. New builds and older flats side by side in the Overtoomse Veld
According to the CBS (2024), the Overtoomse Veld has 14,685 residents in 6,387 homes, with 8,015 households. At 10,123 residents per km2, the neighbourhood is more than twice as densely built as Amsterdam as a whole (4,950).
The most striking figure is the age of the homes: 35 per cent were built in the past 10 years and 65 per cent are older. In the municipality it is 11 per cent new and 89 per cent older. So this neighbourhood has relatively many newer homes. The CBS neighbourhoods include Overtoomse Veld-Noord, Overtoomse Veld-Zuid and Rembrandtpark-Noord.
In addition, 81 per cent of the homes are rented and 19 per cent owned, against a municipal split of 70 per cent rented and 30 per cent owned. The WOZ value (the municipal property valuation) averages €403,000, below the municipal average of €498,000. Family houses are an exception at 3 per cent.
What does that mean for us? Two kinds of work are common: a newer home that wants a neat, even coat of latex after hand-over, and an older flat that needs freshening up for new residents. We approach the two differently.
Because there are relatively few family houses in this part of Amsterdam, large stairwells are rare. It is about rooms, corridors and ceilings, often in a building with a shared stairwell or lift. We make arrangements beforehand for bringing in materials and protecting communal areas. That keeps neighbours happy and stops the work getting stuck on practical points.

Spraying new-build homes: walls often already smooth
A recently delivered home usually has crisp walls and ceilings. The work is then mainly masking, checking and spraying. Preparation is lighter, so the speed of airless spraying comes into its own. In an empty home it goes fastest, in our experience.
We check the surface first. Small irregularities we repair, then we sand by hand and fill all inside corners. Only then do the two coats follow. If you want to know more about this situation, read new build home spraying.
A common mistake is painting too early: fresh plaster or pointing needs time to dry. If you are not sure whether your walls are ready, ask us at the on-site visit. We look with you and advise honestly, even if that means you are better off waiting a few more weeks.
With an older flat in the same neighbourhood the approach is heavier: more sanding, more filling and sometimes repair of hairline cracks. You see the difference between the two types of home in the time it takes, not in the price per m2, because that stays from €7.95 for Basic.

Latex cost per m2 and a worked example for an apartment
How much does latex spraying cost per m2 in the Overtoomse Veld? That depends on the package and the surface, not on the neighbourhood. We start at €7.95 (Basic, scrub class 3), €9.95 (Medium, scrub class 2) and €11.95 (High, scrub class 1). Scrub class is the washability rating under NEN-EN 13300, and class 1 is the most washable.

A studio or small apartment is quickly around 45 m2, a three-room flat around 90 m2. The prices assume light colours and one colour per quote. You can find all the costs at price of latex spraying.
In a newer home you often choose Medium or High on the walls that are used most, because the finish then matches the rest of the home. For a rental, Basic is enough for many landlords. Note that the total quote also depends on the number of rooms and the ceiling height, so we measure everything again during the on-site visit.

Frequently asked questions about latex spraying in Overtoomse Veld
Does my new-build home in the Overtoomse Veld need sanding before spraying?
That depends on the condition of the walls. In a new build a light sanding is often enough. We always sand by hand and fill the inside corners. If remnants of plaster or pointing are visible, we have those repaired first. We see that during the free on-site visit.
What is latex spraying in the Overtoomse Veld and how does it differ from rolling?
Spraying is done with an airless machine that atomises the latex under high pressure. That gives an even coat and in our experience is up to 5 times faster than rolling. Masking does take the most time. Rolling suits small jobs better.

Do I need to empty my home in Overtoomse Veld?
Not completely. Remove loose items and small furniture; what stays is moved to the middle of the room and covered. We mask floors, windows and frames before spraying.
Which scrub class should I choose?
For a bedroom class 3 (Basic) is often enough. In a hallway, staircase, kitchen or children's room choose class 2 or 1, because you clean those walls more often. Class 1 is the most washable under NEN-EN 13300.
Is VAT included?
The VAT amount is shown in the quote. For homes older than 2 years the reduced 9% VAT rate on painting applies, according to the Dutch Tax Administration.
