What is latex spraying, and does it suit your home? Old and new side by side: homes in the Dapperbuurt according to the CBS
The 2024 figures from Statistics Netherlands (CBS) show 10,130 residents, 5,900 households and 5,599 homes for the Dapperbuurt. Nearly all homes are apartments: 97 per cent, against 3 per cent houses. That fits an urban neighbourhood with a density of 17,061 residents per km2.
More interesting is the age mix. According to the CBS, 83 per cent of homes are older than ten years, and 17 per cent were built in the past ten years. In the neighbouring Transvaalbuurt that new share is only 3 per cent. So in the Dapperbuurt you find, next to older flats, a fair number of more recent apartments, about one in six.
For our approach that is an important difference. In older homes we sand by hand, repair minor damage and fill inside corners that have cracked over the years. In recent homes the walls are often already plastered or flat plasterboard, so the sanding is lighter and we get to the spraying itself sooner.
The WOZ value (the municipal property valuation) averages €486,000, slightly below the municipal average of €498,000. Of the homes, 74 per cent are rented and 26 per cent owner-occupied, against 70 and 30 per cent in all of Amsterdam. Both groups benefit from an even, light finish.

Spraying walls in the Dapperbuurt: step by step in a lived-in home
Want to have walls sprayed while you live there? That works fine, if you prepare a little. We start with a surface check and a walk-round with you. Then we mask windows, frames, sockets and floors and cover the furniture. Next we sand the walls by hand and fill all inside corners. Only then does the first of two coats of latex follow.
In our experience a living room with about 40 m2 of walls and a 25 m2 ceiling takes a fraction of an hour to spray, but masking is the biggest part of the time. That is why we do one room at a time, so you can keep using the rest of the home.

In the end the real surface area, the condition of the wall and any extra repairs determine the final price. You always find it in your quote.
In the more recent apartments in the neighbourhood, about 17 per cent of the total according to the CBS, other questions often arise. Is the wall already ready for wallpaper? Is there a smooth plaster layer? In that case a spray job can go much more simply. For full new builds there is more background on new build home spraying. If you have an older flat, we allow slightly more preparation time.

Which scrub class should I choose?
For a bedroom class 3 (Basic) is often enough. In a hallway, staircase, kitchen or children's room choose class 2 or 1, because you clean those walls more often. Class 1 is the most washable under NEN-EN 13300.
