Do you live in Aalsmeer and want your walls and ceilings done? For latex spraying Aalsmeer we work from €7.95 per m2 (Basic, scrub class 3), from €9.95 (Medium) or from €11.95 (High). The exact price is in the quote, after advice on site. As a latex sprayer we drive from Haarlem; Aalsmeer is about 15.9 km as the crow flies from the centre. It is a medium-sized municipality with 33,279 residents, according to Statistics Netherlands (CBS, 2024), and a clear mix: well over three quarters single-family houses, about a quarter flats, and a sizeable share of rented homes. Below you read what that means for your spray painting.
More than 13,000 homes, almost all older than ten years: what the CBS figures say
Aalsmeer has 33,279 residents, 14,405 households and 13,698 homes (CBS, 2024). The density is 1,656 residents per km2 and urbanity is little urban (class 4 of 5). The average WOZ value (the municipal property valuation) is €491,000.
The home type is mostly low-rise: 77 per cent are single-family houses, 23 per cent are apartments. That last group is well over 3,100 homes, enough to justify its own approach for flats and shared entrances.
What stands out: 93 per cent of homes are older than ten years and 7 per cent are newer, some 960 homes. The vast majority is therefore existing housing, and that means old coats of paint, wallpaper, filler work and small cracks. We start every job with a check of the surface to see what has to be repaired.
The split between owned and rented is 64 to 36 per cent. More than a third of homes are therefore rented, about 4,900 homes. That makes Aalsmeer a place where many landlords, housing associations and managers have maintenance questions. For them a crisp, quick handover of an empty home is a practical solution.

From terraced house to apartment block: our approach by home type
In a terraced or semi-detached house it is about rooms, hall and stairwell. An airless sprayer covers large walls in a short time, and roller edges or streaks disappear. We sand by hand, fill inside corners and mask windows, frames and floors.
In older homes, and that is the majority in Aalsmeer, the walls often have several layers of paint or wallpaper glue. We check whether the current coat adheres well and whether stains show through. If a wall is not sound, we advise repairing it first. That prevents you seeing small cracks again after a year.
In a flat in a building with a shared entrance we look at the route. Can a trolley go in the lift? Do we have to use the stairwell? Is there parking nearby? We note that at the advice on site. It helps to ask the VvE (the owners' association of an apartment building) or the landlord for permission beforehand, so the working days are fixed.
Ceilings are a separate point. In kitchens and bathrooms they can be discoloured by steam, and in living rooms you see roller edges in raking light. You can read more about the approach on the page about having your ceiling sprayed.
You choose a colour based on the light. A north-facing room with little daylight feels more spacious with a light shade, a sunny living room can be a little warmer. Our package assumes light colours and one colour per quote. If you want more colours, we look together at what that means for the price.
An occupied home we tackle room by room. That keeps the rest of the house usable. If the home is empty, we can go straight through. You find more explanation about walls at latex spraying on walls.
For the difference between a higher and lower scrub class (the washability class under NEN-EN 13300), look at the scrub class of latex. A bedroom has a different load from a hall or child's room.

Lacquer spraying in Aalsmeer: doors, frames and stairs
Besides walls and ceilings we also spray woodwork. An interior door from €110, a closed staircase from €650 and an open staircase from €700. Lacquer work is tailor-made, so the exact price follows after a visit.
In an occupied home it starts with sanding and cleaning. That way the lacquer adheres well, and you avoid pieces of old layers staying visible. We mask everything around the door or stairs, so floor, wall and frame stay clean. A sprayed lacquer layer has no brush marks and colours evenly.
If it concerns several doors in a home or a whole complex, it can pay to have wall and lacquer work done in the same period. You read exactly how it works at lacquer spraying.
Frequently asked questions about latex spraying in Aalsmeer
What does latex spraying cost per m2 in Aalsmeer?
In Aalsmeer we charge from €7.95 per m2 for Basic, from €9.95 for Medium and from €11.95 for High. That is based on light colours and one colour per quote. The precise amount is in your quote, after advice on site.
Do you also work for landlords and managers in Aalsmeer?
Yes. More than a third of homes in Aalsmeer are rented. For an empty home or a complex we make a quote with the number of m2 and the planning. Agree beforehand who the client is and how we get the key.
How long does latex spraying a home in Aalsmeer take?
That depends on the number of rooms and the condition of the substrate. Sanding, masking and filling usually takes more time than the spraying itself. In the quote we state the number of working days, so you know when the home is ready again.
Can I keep living in my home in Aalsmeer while it is being sprayed?
Yes, we work room by room and mask the rest. For a bedroom and kitchen we make agreements about the order, so you are not without those rooms for a whole day.
What does latex spraying cost in Aalsmeer?
Spraying walls and ceilings starts from €7.95 (Basic, scrub class 3), €9.95 (Medium, scrub class 2) or €11.95 (High, scrub class 1) per m2, based on light colours and one colour. The exact price for Aalsmeer is in the quote after a free visit.
How long does it take to spray a room in Aalsmeer?
In our experience one coat on a room of 12 to 20 m2 takes 30 to 60 minutes of spraying. Masking takes most of the time. A family home of about 120 m2 is often finished in 1 to 2 days, including preparation.
Is spraying faster than rolling?
In our experience latex spraying is up to 5 times faster than traditional rolling, because the airless machine atomises the paint under high pressure. The gain is biggest in an empty home or new build, where there is little to mask.
Do I need to empty my home in Aalsmeer?
Not completely. Remove loose items and small furniture; what stays is moved to the middle of the room and covered. We mask floors, windows and frames before spraying.
Which scrub class should I choose?
For a bedroom class 3 (Basic) is often enough. In a hallway, staircase, kitchen or children's room choose class 2 or 1, because you clean those walls more often. Class 1 is the most washable under NEN-EN 13300.
Is VAT included?
The VAT amount is shown in the quote. For homes older than 2 years the reduced 9% VAT rate on painting applies, according to the Dutch Tax Administration.
