With new build, do watch the timing. Fresh plaster and newly delivered walls must be properly dry before paint goes on. If you have a home that came into use less than two years ago, also look at the VAT rate (btw) for painting work: according to the Dutch Tax Administration the reduced rate applies to homes older than 2 years. Because renting is the norm, we regularly get asked whether the landlord agrees. We advise arranging that in writing beforehand, including the colour. That avoids discussion at handover.
A worked example helps to see what to expect. For an apartment with 110 m2 of walls and ceilings the Basic package from €7.95 per m2 comes to €874.50, and High from €11.95 per m2 to €1,314.50. These are from-prices based on light colours and one colour per quote. A dark accent wall or many corners can change the sum.
The difference between Basic and High is in the paint quality. A scrub class 1 paint is more hard-wearing than class 3, handy in a hallway or kitchen where you go over it more often with a cloth. In a bedroom or new-build apartment Basic or Medium is often plenty.

Our approach for flats, new build and lived-in rented apartments
In a new-build apartment masking is often the biggest part of the work: frames, floor, kitchen and bathroom fittings must stay clean. We mask, spray the ceilings and walls in two coats and hand over. The walls are usually smooth enough that the surface gets an even coat after sanding.
With a flat with a gallery or entrance, care for the neighbours also matters. We agree on materials in the corridor, use of the lift and the times we work.
- New build: light colours, a quick job, short preparation.
- Older flats: sanding, repairs and a calm colour for a fresh impression.
- Rental: agree the colour, plan the work around a vacancy or a move.

With new build we regularly see small weld lines, filler residue and slight colour differences between wall boards and plaster. You do not solve that by simply spraying paint over it. We look at the walls in raking light at the visit and advise when extra sanding or a repair makes sense. The result depends heavily on that preparation.
After spraying you leave the room alone for a while. A well-ventilated room dries faster, and you do not stick anything to fresh walls, so the coat is not damaged. If you want to hang pictures, wait a few days.
