Densely built homes in the Jordaan: figures that shape the spraying work
The CBS figures (Statistics Netherlands, 2024) show how compactly people live here. In the Jordaan, 19,685 people live at 23,601 residents per km2, almost five times the density of the whole of spray painting in Amsterdam (4,950 per km2). There are 13,387 homes and 13,380 households, so roughly one household per home.
The housing stock is almost entirely apartments: 96 per cent, against 87 per cent in the municipality. Family houses make up 4 per cent. Of the homes, 73 per cent are rented and 26 per cent owner-occupied, which is a little more rental than the municipal picture of 70 per cent. The average WOZ value (the municipal property valuation) is €550,000, more than 10 per cent above the €498,000 of the whole of Amsterdam. According to the CBS neighbourhood division, the Marnixbuurt-Noord, the Driehoekbuurt and the Anjeliersbuurt-Noord, among others, fall within this area.
Of the homes, 98 per cent are older than ten years. You see that in what we find under the paint: several old layers, sometimes carpet glue or yellowed nicotine, and shrinkage cracks at corners. We check the surface, repair small damage and sand everything by hand before we begin.
If you have a small home with many frames and corners, the preparatory work weighs more than the actual spraying. That is no reason to do it yourself with a roller; it is a reason to have it planned well.
A practical consequence of the high density: the neighbours are close. We keep working hours tidy and discuss noise and smell beforehand, so nobody is surprised at the wrong moment by a spraying machine in the stairwell.

Rolling or spraying in your Jordaan apartment: how to choose
What is better, rolling or spraying latex? In a small home with long walls and tight ceilings, spraying gives an even coat without roller streaks. Rolling can be fine on a single wall, but for a whole home spraying usually wins on speed and look. We set out the trade-offs at rolling or spraying latex.
In our experience spraying is up to 5 times faster than rolling. For a living room of about 40 m2 of wall and 25 m2 of ceiling, the spraying itself takes a fraction of an hour. Most of the time goes into masking floor, frames and furniture.
If the home is small, it helps if you make as much room as possible. Putting furniture together in one place, emptying shelves and leaving curtain rails up or taking them down saves us hours. What you cannot move yourself, we cover.
Can you spray latex yourself? Technically yes, but the machine, the right spray width and the masking time make it a poor idea for most people in a small home. We describe that trade-off on the page about DIY latex spraying.
Is it a ceiling in good condition without cracks? Then one good pre-treatment is enough. If there are cracks, we repair first. Spraying shows up both the good and the ugly spots, so good preparation decides the end result.
If you choose Medium or High, you get a latex that withstands rubbing better. That suits a hall where coats brush along the wall or a living room with a lot of traffic.

Frequently asked questions about latex spraying in Jordaan
