Latex spraying Zuidas mostly means working in newer apartments, where the wall work is all about a crisp final finish. Spray painting on the Zuidas: mostly young homes according to Statistics Netherlands
The Zuidas differs from the rest of Amsterdam, as the figures from Statistics Netherlands (CBS, 2024) show. Here 80 per cent of the homes were built in the past ten years and 20 per cent are older than ten years. For Amsterdam as a whole that is 11 and 89 per cent. There are 2,877 homes, 5,255 residents and 3,585 households. All homes are apartments (100 per cent).
A high share of renting goes with that: 82 per cent rented against 17 per cent owner-occupied. The WOZ value (the municipal property valuation) is €612,000, which is €114,000 above the Amsterdam average of €498,000. The density is 2,476 residents per km2, half of the 4,950 for the whole municipality. The area is therefore laid out more generously than the old city districts.
That translates into work that differs from an older city district. Walls are flatter and often delivered in a simple base colour, and cracks are rare. What you do see: wear and tear after a few years, moves, light marks or a new colour you want yourself.
The CBS counts Zuidas-Noord, RAI and the VU-kwartier, among others, as part of this area (according to the CBS neighbourhood breakdown).

Wall and ceiling spraying in new builds on the Zuidas, ready for paint
In new builds and young homes the surface is usually clean and flat, so the groundwork is smaller. We mainly check for building dust, minor damage to the handover coat and seams near the ceiling. How that works in a new build is explained on new build home spraying.
The spraying itself is fastest in an empty or nearly empty home. In our experience spraying is up to 5 times faster than rolling, and in a new build the masking is relatively small. A standard room of 12 to 20 m2 is sprayed in 30 to 60 minutes for one coat. If you want to know exactly what airless spraying is, read airless wall spraying.
For a new apartment it also applies: first ask the landlord or building manager which colour and finish were agreed at handover. In rented homes especially, that agreement can decide what you are allowed to change. If a building has its own house rules for renovation and working hours, we stick to them.
An apartment complex often has a loading and unloading zone, a lift and a shared stairwell. We bring the machine and materials with protective covering, leave nothing behind in the corridor and mask the lift if needed. Mention at the appointment whether a certain time slot applies for the lift.
After a few years of living there, do you see marks around sockets, scuffs behind the sofa or yellowed ceilings above the kitchen? Then a new coat of latex is often enough. We clean where needed, mask and spray two coats, so the wall looks like it did at handover. If you want a different look, for example a warmer white, we help you choose with a sample on the wall.

What does it cost to have your home on the Zuidas sprayed? We charge per m2 and use three packages. For an apartment with 90 m2 of walls and ceilings:

At a tenant change in a young building a quick refresh is usual: walls back to a neutral shade, small holes filled, inside corners crisp. An empty home is ideal for that. Give us the key date and we schedule the work in between.
You pay only after completion and a joint walk-through. That can be by iDEAL, debit card at the van or invoice (businesses 14 days). Business clients receive an invoice with the details you need for your accounts. If you manage several homes in one building, let us know. In our experience one coat on a room of 12 to 20 m2 takes 30 to 60 minutes of spraying. Masking takes most of the time. A family home of about 120 m2 is often finished in 1 to 2 days, including preparation.
Is spraying faster than rolling?
In our experience latex spraying is up to 5 times faster than traditional rolling, because the airless machine atomises the paint under high pressure. The gain is biggest in an empty home or new build, where there is little to mask.
Do I need to empty my home in Zuidas?
Not completely. Remove loose items and small furniture; what stays is moved to the middle of the room and covered. We mask floors, windows and frames before spraying.
Which scrub class should I choose?
For a bedroom class 3 (Basic) is often enough. In a hallway, staircase, kitchen or children's room choose class 2 or 1, because you clean those walls more often. Class 1 is the most washable under NEN-EN 13300.
Is VAT included?
The VAT amount is shown in the quote. For homes older than 2 years the reduced 9% VAT rate on painting applies, according to the Dutch Tax Administration.
When and how do I pay?
Only after completion, once we have walked through the work together. You can pay with an iDEAL payment link, by debit card or on invoice; businesses have 14 days.
