With 100 per cent multi-family dwellings, spray work is all about logistics. We bring an airless spray machine, masking material and buckets. These have to get into the stairwell or the lift without damaging walls or floors. A short word with the VvE (the owners' association of an apartment building), the manager or the housing corporation avoids hassle on the day.
Inside, we do a lot of masking. Floors, frames, radiators and sockets go under sheeting first. In our experience that takes the most time. The spraying itself is quick: one coat on a room of 12 to 20 m2 is on average 30 to 60 minutes of work, in our experience up to 5 times faster than rolling.
The denser the buildings, the more important it is to keep dust reaching the neighbours low. Water-based latex paint smells much less than lacquer. Even so, we close windows and doors while spraying and air the rooms afterwards. Feel free to let your neighbours know that spraying will take place for a day.
