Single-family homes do not occur (0 per cent, rounded), while multi-family homes are 100 per cent. The split in tenure is 73 per cent rented and 26 per cent owner-occupied, against 70 per cent rented and 30 per cent owner-occupied in the municipality. The average WOZ value (the municipal property valuation) is €497,000, practically equal to the €498,000 for Amsterdam as a whole.
Of the homes, 98 per cent are older than 10 years and 2 per cent are newer. This neighbourhood therefore shows a typical inner-city picture, with a WOZ value exactly at the municipal average.
That helps when choosing a package. An average value means no extreme expectations in either direction: residents want a neat, durable finish at a predictable price. That is exactly what fixed starting prices offer.

Which scrub class should I choose?
