On tenure, 38 per cent is owner-occupied and 61 per cent rented, against 30 per cent owner-occupied and 70 per cent rented in the municipality. The average WOZ value (the municipal property valuation) is €533,000, well above the €498,000 for Amsterdam.
Nearly all homes, 99 per cent, are older than 10 years and only 1 per cent are newer. That almost always means a surface with a history of paint. We sand by hand, repair small holes and fill every inside corner before we spray the first coat.
What this means for you: the surface determines the result, and we invest time in it. This does not show up as a different price per m2, but as careful preparation within the starting price.
A small calculation from the figures: 11,875 residents across 7,130 households is slightly fewer than two people per household. A latex sprayer in a busy street: access, materials and masking
In a neighbourhood with so many residents per square kilometre, access is often the first point of discussion. How do the materials get upstairs? Can the van park close by? Does the VvE (the owners' association of an apartment building) have rules on working hours and use of the lift or stairs? You would rather settle that beforehand, and we are happy to think along.

- Make sure the entrance door and the hallway are clear.
- Remove fragile items from the room where we are working.
