Latex spraying in a new build is mostly a matter of timing and a good surface. New build walls are often handed over smooth and ready for paint (sausklaar in Dutch, meaning ready for paint or wallpaper), and then the spray machine can get straight to work. Our "from" prices are €7.95, €9.95 and €11.95 per m2, depending on the package. The exact price is in the quote. New build homes and spray painting: why they go well together

In a new build home the walls and ceilings are often flat and clean. According to Homedeal, the surface is ideally ready for wallpaper or paint before spraying, and the existing texture of the wall stays visible. That suits new build: you get a closed, even coat without roller marks across the whole surface.

We work with an airless spray system. Such a machine pumps the paint under pressure without using air, see the Graco brochure. You can read more about the technique on our page about airless wall spraying.

Note: ready for paint does not mean we check nothing. We assess every home on site, even if the builder says everything is finished. That is part of the advice on site and the check of the surface included in our packages.

Delivered ready to spray: what we check on your walls and ceilings

For spray work in a new build we look at a number of fixed points before the first coat goes on. This is what we go through:

  • Are the plaster and filler work dry and even in colour everywhere?
  • Are there hairline cracks, small holes or uneven seams that we include as a small repair?
  • Are the inside corners neat, or do they need filling?
  • Is there dust or white efflorescence on the wall that has to go first?
  • Are windows, frames and floors already finished, so that we can mask them?

Small repairs, filling all inside corners and hand sanding are part of our work. If you want everything to look crisp, it pays to ask the builder what has already been treated. That avoids discussion about who does what.

Fresh plaster and primer: when is the wall dry enough

Freshly plastered walls are often very absorbent. According to Webwoordenboek (a knowledge base, not a paint brand, so read this as a general guideline), people often reckon on about one day of drying time per millimetre of plaster, roughly 6 to 14 days in total. Dark patches point to moisture still in the wall. The same source mentions a primer as the first step on fresh plaster. How long the primer itself needs to dry depends on the product: Webwoordenboek mentions fast-drying versions that can be overcoated after two hours and others up to 12 hours. Always follow the packaging.

We assess on site whether a primer is needed. If you still see patches in the wall yourself, say so at the visit. It is better to spray a day later than to put a coat on a damp surface.

Planning around handover and your move

With a new build home you usually have a fixed date: the handover of the keys, the removal van or the supplier of your kitchen. So plan the spraying as the first finishing step, before the floor and furniture arrive. An empty house is the easiest situation for a sprayer.

On drying time: the data sheet for Sigma Air Pure Supermatt states dry after about 1 hour and overpaintable after 4 hours at 23 degrees and 50% humidity. That is an example product, other latex dries differently. You can be finished well before your move if you plan the visit in time.

Ceilings and walls in a new build: finishing and masking

Spraying is fast, but the preparation decides the result. In a new build the home is often empty, so we can mask generously and do everything in one go. We mask windows and frames, as in all our packages.

Ceilings offer an extra advantage in a new build. A large ceiling surface can be sprayed in one even movement with an airless machine. On our page about ceiling spraying you can read how we go about it. For walls we refer you to wall spraying.

In its blog about spraying, Wagner mentions that in a new build one coat is often enough. In our packages we always spray two coats, so that coverage and colour come out even.

New build wall spraying cost: "from" prices and a worked example

These are our "from" prices per m2 for latex spraying. They apply to light colours and one colour per quote; the exact price is in your quote.

A worked example, not a quote: suppose your new build home has 150 m2 of walls and ceilings in total. Then with Basic you arrive at 150 x 7.95 = €1,192.50, with Medium at 150 x 9.95 = €1,492.50 and with High at 150 x 11.95 = €1,792.50. These are "from" amounts for a standard situation.

VAT on painting work in a new build

Many people ask: does the low VAT rate also apply to a new build home? According to the Dutch Tax Administration, the 9% rate for painting homes only applies if the home is older than 2 years at the time of the work. That period starts from the date on which the building is first used as a home.

If your new build home has just been delivered, the reduced rate therefore does not apply. What that means for your situation we discuss with the quote. If you are in doubt, ask the Tax Administration or your accountant for confirmation, especially for a rental or business property.

Can I have my new build home latex sprayed before I move in?

Yes, plan the spraying before the floor and your furniture arrive. An empty house is easiest. Get in touch as soon as possible after the key handover, and we will arrange a visit and discuss the date of the work.

What does delivered ready to spray mean?

It means the walls and ceilings are finished so that paint can go straight on, comparable to ready for wallpaper or paint. According to Homedeal the surface is ideally in that state. We always check the surface ourselves before we start.

Is spray work in a new build different from spray work in an existing home?

Usually it is simpler: the home is empty, the surface is flat and there are fewer signs of use. It remains important to check how dry the plaster is and the inside corners. We do that in every home.

Do I need to have a primer applied to fresh plaster first?

According to Webwoordenboek, fresh plaster is very absorbent and a primer is then often the first step. We assess on site whether it is needed. Tell us if you see damp patches yourself, and we would rather wait longer.

Does the low VAT rate apply to a new build home?

Do I need to prepare anything before you come?

Make sure the home is accessible and as empty as possible. At the visit, mention anything special such as patches, hairline cracks or work the builder still has to finish. We do the masking, sanding and filling ourselves.
