According to the CBS figures (Statistics Netherlands, 2024), the Morsdistrict has 11,670 residents, 6,510 households and 5,767 homes. The average WOZ value (the municipal property valuation) is €361,000, more than €32,000 below the municipal average of €393,000.
Almost all homes are old: 97 per cent are older than 10 years and only 3 per cent were built in the past 10 years, against 12 per cent in Leiden as a whole. Apartments account for 66 per cent and family houses for 34 per cent (municipality: 60 and 40 per cent). The share of rented homes is 63 per cent and owner-occupied 37 per cent, against 59 and 41 per cent in the city.
Just as densely built as the city as a whole
At 5,955 residents per km2 the density almost matches the city average of 5,954. That makes the neighbourhood representative of Leiden: a mix of flats and houses, lots of renting and little new building.
The CBS neighbourhood division names the Transvaalbuurt, Lage Mors and Hoge Mors here, among others. Whichever area you live in: with older buildings a good result starts with a good surface.
What does that mean for your planning? That it is wise to allow some extra time for preparation. A home that has not been painted for 20 or 30 years needs more attention than a home that got a coat last year. The spraying itself stays fast, but the groundwork decides the end result. That is why we say honestly during the on-site visit what is needed and what you are better off leaving.
For many residents the rental share is relevant too: 63 per cent of the homes are rented. If you are a tenant, it is advisable to put the agreements with your landlord about colour and maintenance on paper before you start.

What do we do with old walls and ceilings in the Morsdistrict?
An old surface is not a problem, but it calls for careful preparation. Spraying does not make anything prettier if the surface is rough or damaged, because the texture stays visible. That is why we do the following before the sprayer goes on.
Checking, repairing and sanding
We check the surface for hairline cracks, loose paint and stains. We include small repairs. Then we sand by hand and fill all inside corners. Only when the surface is good do we mask and start spraying.
Worked example: 110 m2 in an older family house
Take a home with 110 m2 of walls and ceilings. The Basic package costs from 110 x €7.95 = €874.50, Medium from 110 x €9.95 = €1,094.50 and High from 110 x €11.95 = €1,314.50. These are starting prices, based on light colours and one colour per quote.
Freshening up yellowed ceilings

If a ceiling is badly damaged or there is moisture damage, we first discuss the cause. Spraying over damp is no solution.
The spraying itself takes two coats. We let the paint dry between coats. For a wall paint such as Sigma Air Pure Supermatt, the data sheet says it is dry after about 1 hour and can be overpainted after 4 hours, at 23 degrees and 50 per cent humidity. In a cold or damp home it can take longer. We take that into account in the planning.
After spraying we leave the room tidy and walk through everything together. If you still see a spot that could be better, we put it right before we leave.

Pros and cons of latex spraying in an older home
It is important to be honest: spraying is not the ideal solution in every situation. In an older home it has clear advantages, but also a few points to watch.
Advantages
An even result, no roller marks and a much shorter working time. In our experience spraying is up to 5 times faster than rolling. A room of 12 to 20 m2 is sprayed in 30 to 60 minutes per coat.
Drawbacks and points to watch
You have to empty or cover the room well, the texture of the old wall stays visible and you cannot spray on a damp or poorly bonding surface. All the points are at pros and cons of latex spraying.
How do you keep the cost down?
Empty the room yourself, have several rooms done at once and choose deliberately between packages. The Basic package is enough for a bedroom or hallway, while High (scrub class 1, the most washable class under NEN-EN 13300) suits places where people often rub along the wall.
