More spacious in layout than the rest of the city
At 2,811 residents per km2 the Boerhaavedistrict is less than half as densely built as Leiden on average (5,954). So there is more air between the buildings, which often makes access easier for our work.

Having new-build apartments sprayed: when is a wall ready for paint?
In a new home the walls are usually ready for wallpaper or paint (in Dutch: sausklaar, smooth and ready for paint). That makes spraying simpler than in old homes. Still, some preparation is always needed. You can find an explanation at latex spraying in a new build.
Speed in an empty or new home
In our experience spraying is fastest in an empty or new-build home, because there is little to cover. A room of 12 to 20 m2 is sprayed in 30 to 60 minutes per coat. A family house of 120 m2 is often finished in 1 to 2 days. An apartment is smaller and so finished sooner.
Worked example: 65 m2 new-build apartment
Take an apartment with 65 m2 of walls and ceilings. The Basic package costs from 65 x €7.95 = €516.75, Medium from 65 x €9.95 = €646.75 and High from 65 x €11.95 = €776.75. These are starting prices based on light colours and one colour per quote.
What do we check beforehand?
We check whether the wall is dry and clean, whether there are dust residues or unevenness and whether the surface bonds well. We also assess the seams and the transition to the ceiling. We include small repairs. All inside corners are filled.
With new builds there is one extra point: the home has often just been delivered and the walls may still give off moisture. Ceilings and walls in new and older buildings: choose the right package
The Boerhaavedistrict has a mix of newer and older homes. That also decides which package fits. In a new apartment Basic is often fine, because the walls are flat. If you want an extra hard-wearing finish, High (scrub class 1) can make sense, for example in a hallway or kitchen. Ceilings in a new apartment

Walls in older buildings
In the older half of the neighbourhood you meet the same points as elsewhere in Leiden: old coats of paint, hairline cracks and small holes. We sand by hand, repair small damage and fill the inside corners. Then we spray two coats.
