Handover at a tenant change: how we plan latex work in an empty apartment
An empty apartment is the ideal situation. No furniture in the way, no resident who has to move out. We sand by hand, repair small holes, fill all inside corners and then spray two coats. Afterwards you see no roller marks, no starting lines and no stains on ceilings.
At a tenant change the temptation is great to choose the lowest price per m2. Bear in mind that in the next period the wall will pick up marks and streaks again from furniture and bags. A higher scrub class (scrub class under NEN-EN 13300 measures how well paint withstands washing) makes wiping easier. Look at latex spraying cost per m2 for how the prices are built up.
Is the home still occupied during the spraying? Then we tape off windows, frames and floors carefully and plan the rooms one after another. The Sigma Air Pure Supermatt data sheet states a drying time of about 1 hour for that paint and overpaintable after 4 hours, so the second coat can follow quickly.
