The most striking figure is the age of the housing. According to CBS, 85 per cent of the homes are more than 10 years old, and 15 per cent were built in the last 10 years. That is more than in many other Haarlem areas, where that share is often under 5 per cent. So alongside existing housing you find relatively young homes here.
For spray work that makes a difference. In newer homes the wall is usually flat, smooth and often ready for wallpaper, so preparation goes quickly and the spraying itself is the main job. New build ready to spray or refreshing an existing home: how we choose the approach
In a young home, latex spraying is often a logical first step after the builder hands over. The walls have not been painted yet or only have a base coat. If your home is less than two years old, a different VAT (btw) regime applies than for older homes. The Dutch Tax Administration explains that the reduced rate of 9 per cent only applies to homes older than 2 years, see the page of the Dutch Tax Administration. In existing homes, checking the surface is what matters most. We sand by hand, fill all inside corners and repair minor damage. The latex then goes on the wall in two coats, so the colour covers evenly. You can read more about the surface on our page about wall spraying.
With so many family houses, we also often find an open stairwell or a hallway with a high ceiling. We finish those safely with a platform or ladder. We mask the staircase itself, or we spray it separately with lacquer if you choose that.
Another practical point: family homes are often empty during the day because the residents are at work. That makes it possible to spray without you being at home, provided we agree beforehand how we get in and what has to be cleared from the house.
For the ceilings of the living room and bedrooms, ceiling spraying is often the biggest time saver. Rolling a ceiling is heavy work and shows streaks sooner. With the sprayer you get a smooth, even surface in one go. The only thing we do beforehand is neatly mask or temporarily remove spotlights, lamps and smoke detectors.
